What is the best way to get learn how this all work? I don't have cash to spend on expensive couses. How do you find the preforclosures and how do you find the investors who want them?
Hello, This is the best place to find information. Also, go to the library and check out information, tapes and books. You can ask questions here and believe me, there are some very qualified people on this website. Go into the forums and read, read, read. Go for it!
Join a real estate club in your area, actually that is how I found this website. I receive a newsletter every month, there are informative articles, properties for sale by other investors. There are Vender Tables, that promote different products: coin operated washing machines, property management companies, lock smiths, construction companies, ect. So check out the closest one to you, you may need someone to sponsor you the first time. But good luck!!!!!!!

Teresa, In my state preforclosures are of public record. That means that somewhere they must be made public before the sale. If I'm not mistaken 3 times this must be done. What I found is just go to the courthouse in your area and ask, if they don't give you a list, they shouldn't have a problem telling you what publication does have the info. I found a newspaper in KC that had the listings. It did cost about $10 a month to subscribe, and another minimal fee to have them sent directly by e-mail to me. And I think you might be surprised how many there are. I would receive anywhere from 10-50 a day. Keep in mind that all of these don't end up at the courthouse steps, majority of them get things figured out beforehand ,by themselves or by someone like you. I would receive property address, owners name and time/date of sell. The rest is up to you.(phone book). And as far as investors go, well you found them. Just ask questions and use the proper forums when asking and you'll be on your way.
