New Investor With A Simple Question
I am a new investor looking to get involved with tax liens in New Jersey. I am having trouble finding out how to get a list of the tax liens that will be sold in the upcoming auctions. If anyone can point me in the right direction I would really appreciate it.
I am pretty sure that these tax sales go by county. I have information about somerset county specifically. They are online and you can get information on when the tax sales are from the website... It is www.co.somerset.nj.us - I am not sure which part of NJ you are looking to invest. I'm pretty sure Media, PA is pretty close to the Cherry Hill (southern NJ) part of NJ so this might not be of any use. Let me know which area of NJ and I'll get you that county phone #...

Muni tax lien sales are conducted by the taxing authority/municipality... not the County. The information you seek will be from each of the 560+ individual municipalities, citys, towns, etc. They hold annual sales, published in the area's designated newspaper, in advance.
You can subscribe to a list... (liensource.com), or check out the library for past editions of newspapers which publish the lists of liens that might become available.
As far a minu tax liens as an investment? You are about 10 years too late.

Thank you for the information you provided. I understand that tax liens are no longer the secret they once were, but that does not erase the fact that they are sound and safe investments. If I am wrong in this statement please let me know because I am very new to this and any knowledge and insight that you have would be valuable. Please understand that I am very young and that the money I have to invest probably would be make most people laugh; however, I know it is better to start early and from the research I have done this seems like the safest means to start investing.

The purchase and servicing of muni tax liens were a terrific investment vehicle... safe (priority lien) although illiquid.
These days, the "little guy" walking into a sale without a pocketfull of disposable cash.. willing to buy a lien at ZERO percent, plus lay out a cash premium will find themselves reduced to that of spectator...
I would learn about water and sewer liens.... the crumbs. Smaller liens.... not necessarily coveted by the bigger players... your competition will be the mid size players and the locals...
The days of 18% are over.
