New Forum Suggestion?
How about an investors forum where the topic is partnerships, corporations, joint ventures, etc. I.e. methods of co-operating with others to do either bigger or more projects than can be done alone?
I know the newbie business is all about individuals buying houses and selling them courses/etc. to do that. And that is a good and valuable part of the real estate industry.
But I think the "real money" in the industry is in what our buddy Lufos calls "the next level"-- i.e. bigger deals, projects too big for an individual (except for the wealthiest individuals ) to put together. Not houses one or two at a time but subdivisions with 20 or 50 or 100 houses. Not how to buy a 4 plex but how to by 200 unit complexes.

I wouldn't mind doing this, but what would the Forum General Subject be called?? Partnering Forum. The problem with this is that we would have everybody advertising for everything.
A little brainstorming came up with one idea Joel---
You already have people grouped by city and state in their profiles. Maybe people can add information on "opportunities" in their area and others can query this database to find people they may be able to match up with...
Now that I think twice i'm not sure how effective this would be but maybe others can stem off of this idea and come up with the perfect solution.
This post hit home because right now I am trying to do a deed where I need 6.5MM and there is 4MM of profit to be made. I would love to find someone to partner with and take the lions share of that. I tried a post on how to finance this but had only one response with general information that was not helpful.[ Edited by myfrogger on Date 04/25/2004 ]

What if you made it a semi-private forum (sortof like the moderators forum) where you had some kind of entry requirement that would keep the newbies and wannabes out? This would, in turn, restrict the amount of advertising.
Some kind of guidelines for post headings so that people could scan headings and see if they were interested in the deal?
I guess I'm seeing something like Lucius' Deal shop article envisions. People could post ideas, trade resources buy in for a part of the deal.
I do really like that idea Mark! Maybe after 100 posts or 200 posts you are eligible to get into this.
What I would not do is let everyone know there is such a forum until one day they get an email inviting them to join because they have had so many posts.
The reasoning for this is so that people don't just post stupid crap to get up that high.
