New Developer Needs Partner / Investors
I am a new developer and this is my first project on my own. I have over 15 years experience being a developer with a proven tract record. I am needing investors willing to put up between 500k to 1 mm for a quick 20% return in about 2 years. Will structure deal however in order to make this work. I have the land I want to buy and the plans for the mix-use project underway.

You must post sufficient specific information that we have some possibility of discussing your project.
So which is it that you are a new developer or that you have a 15year track record?
And does "have the land I want to buy" mean its under contract or does it mean you have identified a parcel or what?
I have some property that I have identified and currently in negotiations. I am doing a 150,000 sq. ft. mix-use in Atlanta. The performa is great.
