New Company
Hi,
I just started an LLC. I live in Ohio so I really can not manage anyones property unless I have a broker license.. But n e way..
I started the LLC for the reason of protecting myself when bying RE.
I plan on keeping the properties and running them.
Do you think I should have my forms check by an Attornye?
I have a bookeeping program do I really need an accountant for more than taxes and maybe an audit twice a year?
Does anyone still use a realtor eventhought they own a property management company and plan to be the landlord?
Just a few questions. I LOVE THIS SITE..

In my studies of real estate, it is always a good idea to have an attorney look at all your forms. It would be even better if the attorney were specialized in real estate. I would shop around and find an attorney as well as a CPA who specializes in real estate and corporations.
It doesn't hurt to ask if the attorney or the CPA if they invest in real estate.
Also when you have the CPA do your books, you should always be there and ask questions if you do not understand what is being done. It is always a good idea to understand the process in which everything is done.

I agree. Find a RE attorney who works with RE investors or can think creatively. Usually a good RE attorney, they can usually refer you to CPA, Realtors, Management co., etc.
ALWAYS have attorneys review your documents! You don't want to be sued do you?

Hi Robbin,
Do you have an interest in managing property? If so, you can usually manage non-owned properties with a simple realtors license . . . as long as it is ok with your managing broker. This could save you from a lot of hours of RE classes that are not necessary for your needs!
A good realtor, can be a good friend indeed. As an investor, it is good to look at properties that are NOT on the market yet, and at the same time keep an active eye out for what is on the market (MLS). There hasn't been anything that has interested me on the active market for many months, but today I located one, and I immediately called my friendly agent to have him present my offer!
Keep your eyes open to all possibilities!
