New Birddog... Please HELP!!!

Hi! I'm just starting out doing birddogging, feeling a bit nervous about talking to the owner, and wanting to make sure I've done everything I need to do before approaching them.

I have 4 properties I want to look into, all in preforeclosure. I've identified the properties, gotten the loan balances on them, I'm waiting for comps to come in, so I think the next step is contacting the owners. Can someone PPPPLLLLEEEEAAASSSEEE help me with what to say when approaching an owner in preforeclosure?? I'm so nervous about this first attempt- I would love a sample conversation "script" to know how to expect the conversation to go. I'm not sure either if I should knock on their door, leave a note at their house, or mail them a letter?

I would really love to hear your experiences with birddogging preforeclosures!! Please! smile Thanks everyone!

    I'm new too. I was woundering if you could tell me what is the process you used to locate the info needed for the properties that you found. I'm kinda confused to what to look for when "bird dogging".

    Hi- I just did a search on the internet through msn house and home (i think that's what it's called- you can find it from the msn home page).

    Since then I've been told that working with owners in pre-foreclosure is very difficult and have been advised to look into other RE avenues to start out. Good luck!

    Hi! I am a newbie/birddog and just wanted to encourage you.
    I think you may find samples of what you need in a couple different
    places. There may be an earlier post in this forum that may
    answer some of your questions...I still plan to go back through
    them myself...Also if you haven't read John Locke's ebook on
    birddoging that you can get on this site, that has some samples
    also.
    Between this site and mel's new site at www.birddogz.com I
    think you will find a lot of people that can help you in your
    endeavors...Actually I think mel is going to have lots of sample
    scripts for preforc, etc. in her forum and marketing materials sections.

    Hi Michelle, if all you are wanting to do right now is birddog, then you have all the info you really need. Call your investors up, let them know what you have and setup your fee for finding the deal. It's the investor's job to actually go talk to the people and make the deal.

    The best method to get some hands on experience with talking to homeowners. Offer the investor the deal on condition that you get to sit in on the negotiating and deal structuring.

    are you saying I shouldn't have to do anything more than find the prop for sale? That seems too easy- lol! I expected to have to do SOME bit of research for the investor, though not all.

    I've read many of the posts and articles here on birdogging but haven't had the specific details that I really want. I haven't yet ordered the E-Book, perhaps I will do that today.

    Well, Michelle, think of where the term "birddog" comes from. The dog simply retrieves the bird for the hunter. Never seen a dog drive to the hunting site, load the gun, aim the gun, and then say to the hunter, "Okay, pull the trigger."

    My point is, if you're making contact with the sellers and negotiating possible deals, then you're past the birddog stage (in IMHO). If you're supplying that much to a deal, I hope that you're paid well.

    So doing more than that is more like "flipping" than bird-dogging and should be priced accordingly? I don't think I was expected to negotiate a deal, just to determine if the seller was motivated- I was offered 1-2% depending on the amount of equity/profit- does that sound reasonable? Or should I say sianara to this investor?

    Great topic. I too was a bit confused about that, but now I am a little more confident. I've heard great things about JohnLocke's ebook, and I've made the decision to order. Again, I'd like to point out that is site is extremely helpful, and I'm so glad I found it.

    I am in Southern California as well. Aside from the foreclosure web sites and spending the afternoon at the Orange County and San Diego clerks office, what resources do you use to find leads?
