Are these two separate sheets? If so, what exactly does the net sheet have on it. Is there any copies of a sample of a net sheet. Is the seller, by law, provided a copy of the net sheet? :-?
Although I can;t speak for IN law, my experience is that net sheets are only prepared by realtors. In fact every realtor has always insisted on preparing a net sheet for me (when i am a seller) - basically assuming that I don;t have the mental ability to take a sale price and subtract selling/closing costs on my own.
However a HUD1 is the closing document that is prepared for the closing that shows each line expense/credit as part of the closing. This form (I believe is required by law) is so basically accepted as "the way it is done" that it if it's not 'law' it could be.
If you're selling a home on your own then you can prepare your own net sheet by subtracting all of your expenses from your sale price - if you need help determing the expenses ask yout title company (or attorney if you are closing with an attorney) to help you. If you are using a realtor, tell them your mortgage payoff and they'll take care fo the rest.
