Negotiating A Deal W/a Homeowner On A Foreclosure

Does anybody know of any proven methods, book, suggestion, proven techniques to help me negotiate a sale to a homeowner who's house is going under foreclosure. Any response would be greatly appreciated.

    Dear Adogg huh?

    You are in contact with someone who is going into or is in foreclosure.

    1. Sit down with them and go thru the whole story. beginning to end. Why the foreclosure, loss of job, loss of savings, a bad habit, divorce, you are after true cause this tells you if you can do anything with the person other then last rites.

    2. Then as to whats happening. Name of bank how many payments behind what are the costs involved and what does it take to cure.

    3. Examine property and come up with a value figure. What do you think it is worth on todays market. Check similar properties work on it.

    4. If you do not see a solution or a profit, then come on line and post and let the highly talented ones herein resident work on a solution for you.
