Negotiated Sale List, Confused
Hi, I was just wondering...on the negotiated sales list, the only amounts listed are back taxes etc foe the past X yrs and $0 minimum bid.
Is it possible to make a low offer on these properties? or is the whole lot due owed at purchae/30 days? wichever the case may be.
I hear of people offering $20 or similar, is this where this would happen/

just wanted to bump this up before i call the land commissioner's office in the morning, anyone know some goodies so i cn be armed when I make the call? I did ring one other time, however, I got 2 different answers from 2 diff people. :-?

It depends on how long they have been on the list as to what they will accept.
I actually made an offer on about 20 properties. $50-$75 each. I was notified that they no longer did the S-4 sales and the new min was the back tax amount.
Many months later I was looking through the new list and recignized a couple of properties I had bid on that had sold. There was no date or amount. I called and found out they had sold a couple of months earlier for "two fifty". When I asked what "two fifity" was, the lady paued. Then she told me they sold for $2.50.
If you are having a hard time understanding the offer process I hope you take time to find out exactly what you are buying. Maybe I should say what the State is selling.

and ty...OK, this is what I thought, I had been reading up on this for so long, only to call them and have one lady contradict everything I had learned, second lady made it clear though.
Just wanted somebody else to confirm really.
I have previousley bought land from the s-4 list, but I had someone else go through the motions on my behalf.
Now it's time to 'wing it'.
I have bought some property on the negotiated sale list. If it has been 2 or more years since the sale, then they will accept any bid.
However, the current commissioner generally will not go under $50.
I made an offer on the negotiated list for approx 40 properties. I offered $50-$75 each. The bids were all refused.
A few months later I was looking over the list and saw one of the properties I had made an offer on. It showed sold but listed no price.
I called and asked how much it had sold for. The lady hesitated and then told me "two-fifty". I asked her two-fifty what?
She then told me two dollars and fifty cents.
I was not a happy camper.
