Need Wholesalers

Investing in foreclosed property with clean title, title insurance included, and no redemption period used to be IMPOSSIBLE?! Not anymore. We are about to have access to thousands of lots in Cherokee Village, Arkansas that are in the process of being foreclosed on. Cherokee Village is a 15,000+/- acre resort community in the Ozarks, started in 1955, with about 25,000 developed lots in it. It has 2 championship golf courses, 7 lakes (for fishing, boating, water skiing, etc.), tennis, swimming pools, etc. These amenities are available to property owners only (and their guests). Almost 12,000 of these lots are in some stage of delinquency (from a few months to over 10 years). Up until recently, anyone could buy a delinquent lot from the state and sell it--but they couldn't transfer clean title AND the previous owner had 2 years to redeem these lots. Now--WE will be the EXCLUSIVE sellers of ALL delinquent properties in Cherokee Village (now and in the future) AND we will transfer title with a general warranty deed and be able to provide a commitment for title insurance--to my knowledge this has never been done in Arkansas before! Our main goal is to set up a network of wholesalers / investors to sell "blocks" of lots to and who will in turn sell these lots (with clean title and title insurance) to individuals who WILL PAY the taxes and assessments on these lots (about $150 total annually)--this is EXTREMELY IMPORTANT to us. Although we have it set up so that we will have any and all delinquent properties foreclosed on in the future, we don't want to just "flip" these lots to people who won't pay the taxes and assessments. Of course we want to make a profit and it's VERY important to us that our wholesalers/investors profit too--but it's VERY important to us that Cherokee Village doesn't get into this kind delinquency again. Everyone's next question to me...What are they priced at? We don't have them priced yet, but for wholesalers/investors who purchase "blocks" of lots at a time, they will be start at $750 and go up to possibly $4500. This is truly an incredible opportunity!
