I used to get my info from the title company within 2-4 hours of the request. The title companies in Denver have specific O&E departments to service and promote potential clients.
Several title companies in Denver do O&E's for free but after that, pay the $100 to $250 to be sure of your position before you lay down the money.
O&E's are good for a quick view of the deal to see if you want to pursue it.
