NEED SOFTWARE ADVICE
I need advice from experienced owners on the best property management software for buildings from 3-20 units. I request that the forum moderator not consider responses to be hustling. On the other hand, I am not looking for advertising, but recommendations from people who have used and lived with the software package they recommend.

Personally I just use excel and rely on the accountant but if what you were looking for is a referral for software, the only one I could find is

There really arent that many out there that are more than excel add ons. There are a few but since I havent personally used them I wouldnt be a good referance. I do know that Hibby76 was looking for one a while back, you may want to contact him and see what he settled with. Be careful though he is a moderator like me lol

Actually someone asked me for programs and since I did not have experience with anything property specific, I thought I would throw it out there and see if anyone had any opinions. In the end I just generated a long list of links for the person to do their own research.

Look through the forums. This topic has been discussed thoroughly several times.
I like Management Plus for Windows by (company) American Computer Software.
I tried out Promos, cornerstone, rent right, tenant pro, considered access/excel combo, REMS, Carelton Sheet's mgmt software, and a few others I can't remember.
It's got a bit of a learning curve, but it does some very cool things and is relativly affordable.
i got lucky.. i have an ex husband who is a math whiz and has an MBA to design a good on for me on excel.
