Need Seasoned investor help?

Hi,
I'm in need of some help. I've been having problems locating lenders and closing attorney's in the state of Georgia that understand investment deals. I've run into problems with foreclosure buyouts, title seasoning, hard money lenders for rehab, and assignment contracts. Over all with the new predatory lending laws in the state of Georgia, selling to qualified buyers with low fico scores and also seller/ownership title seasoning. What has happened in the market? How can a investor make money, if the lenders want you to hold the property 12 months before you can resale for a profit? It's like you are being punished for negotiating a good deal....
I apologize for the lenghty posting but I'm frustrated.. Any help will be welcomed.

    You would lease option your properties for a year and get around it that way. The option fee would give you some immediate cash and then you could structure the lease payments so you have positive cash flow.
