Need Rehabber/Manager In Buffalo NY

Does anyone know a good rehabber and/or property manager in the buffalo NY area?

    are you buying property in Buffalo or do you already own property in Buffalo? My daughter goes to college there and I have the card of one individual (if I can find it) that I might be able to refer you to.

    There are a slew of properties on EBAY in Buffalo for sale, that are advertised by the sellers to include with the sale, contact information of a competent Rehabber. The give estimates of the cost of the Rehab, then they say that the Rehabber will also manage the property for 10% of gross rents. Maybe you can e-mail these sellers, and they can refer you, as I am sure that in a couple of these instances, the Seller, Rehabber and Manager are one in the same.

    Hello. I have been a licensed RE agent since May here in Buffalo...and I hate to tell you that I have heard of a lot of investors attracted to Buffalo because of our ultra-low prices on really old and ugly properties...that have LOST money here.

    The problem is even if you can buy a house here for $10-15,000, the most you can get for it is around $30-40,000...not leaving much room for profit, especially if to fix it up RIGHT/DECENT would cost about $15-50,000.

    So what some of the local rehabbers do here is the BARE MINIMUM - just passing inspection - and then flip it to an investor friend who holds and rents...and then they split the profits.

    See for those types of properties, it is a total BUYER'S MARKET because there are so many disgruntled landlords....who want out and their POOR tenants, many without jobs or living off the gov't handouts.

    It's a shame NYC has so much DEMOCRATIC pull and the state is still on a spending frenzy - high taxes...and meanwhile we get screwed here - many businesses have failed and not too many companies or corps wanna open up here because of the red tape and high taxes....and so there has been an exodus from the area for years now and the population of Erie County slowly decreases each year.

    I am from California as well and just bought a 4-unit property in Buffalo. I am actually still here in Buffalo rehabbing it. I couldn't find a management company yet, they all want at least 20 units to manage. I have a guy here who helps me rehab after his regular job for 4 hours a day and he will most likely manage it once I go back to California. Don't buy any property here unseen, most of them are extremely run down, and in some neighborhoods is no population left, all houses vacant and all windows nailed up with plywood. That would be impossible to find a tenant who wants to live in Ghosttown. Then you are stuck with property taxes on a useless piece of real estate that noone ever will want to buy. I am doing well with my property, I have 3 out of 4 units rented and now rehabbing the last one.
