Need Recommendations For Books And Courses
I am in the process of finishing my first re-hab. I have enjoyed the process and want to persue this full time. I have done tons of research on REI in general, but I want to learn more specifics about rehabbing and not just what one chapter in an REI book covers. Can you please recommend books or courses that I can use to build my knowledge? Thank you.
If it helps, I am looking at homes that are in an older area and need to be updated. I can purchase most homes for around $200K or less and sell 4 months later for $320 - $360K. I hope to spend about $40K on each home.

I just went through this same scenario. Same situation..finish worn through in areas and very dull. For about 300 bucks in rental eqipment and material I did 1400 sq feet of oak in a weekend. I used a drum sander walk behind from Home depot. and there little orbital disk for the edges. If I had to do over again I would use the Sander that Lowes rents (If you have one) Their sander was like a giant walk behind "belt sander". Unlike flat bottom belt sander, the round drum is easier to get in trouble with. If you are not constantly moving with the drum you will create little dips in the floor that will be noticeable when but the poly on.(Use simi gloss or matte poly) Like anything you get better with practice. start on the back of the house in a room that has less traffic.
Even though I made a few errors here and there Every realtor that showed the place commented on how great the floors looked. I sold the house in less than 24 hrs.
Do yourself a favor and refinish them -you will make you $ back ten fold. It is areas like these where you want to put your money. Otherwise no matter what you do to the walls-the floors will still look dirty.
