Need Post-sale / Pre-REO Advice
We have some properties that we are interested in purchasing ASSIGNMENTS of the Sheriff's certificates from the Sheriff's sale. If you're wondering why we just didn't bid at the sale, we just didn't make it, missed the info prior to sale, or didn't have the cash available at that date. Anyway, we don't want to wait for it to go REO because then it will be listed at top dollar. Didn't want to mess with a short sale, but willing to pay full price for the Sheriff's certificate. Has anyone been doing this on a regular basis, and if so, can you share some tips and/or contact info for the bank contacts? I've tried contacting the attorneys but it seems like they never do a thing with regard to passing along the offer. it's a very simple process that would get the lender out of the loop with their money but I can't seem to find the right people to talk to. Would this be loss mitigation, REO... what department? How can I track down the right person to contact and send the offer/check?
