need information on birddogs

Hi, I am a first time poster here, and have seem posts regarding birddogs. I live and work in the phoenix metro area. I am not a birddog but I work with several investors who purchase homes at trustee sales. I always come accross motivated sellers, who need to unload there house quickly, however 99% of the time all the cash on hand is tied up in other properties. my question, how can i learn to become a successful birddog? I think i could have some sucess at it. thanks in advance. oh oh

    The first step is to contact people with ad in newspaper that say: " We buy ugly houses"or"We houses for CASH". Ask them what areas they are looking for houses and how fast they can close or how much cash they can come up with.

    Then per their specifications, you start distributing the list of houses available that fit their criteria.

    Do not forget to get a contract first before giving them the property address.

    Sometimes, going to the investor club also helps out. The bottom line is that you need a good investor list.

    Hi Wingnut,

    You want to make sure you have an understanding of what your Investors are looking for, and find properties that fit their investing strategies. Bird-dogging is a great way to learn the ropes, especially if you plan to become an Investor. You find motivated seller leads for pro Investors, and they will pay you a referral fee if they are able to close. More importantly you can learn a great deal from the real life transactions you will be exposed to. When you provide good usable information that saves Investors time and money, then they won't mind taking time to help you learn the business. The key to success is providing useful, qualified leads. It's win-win. Treat it like a business, work at it everyday and don’t give up when the going gets tough. Good luck.
