Need Ideas On Cash Flow

I am going to put a house on the market and do another exchange.

I should net about 80K.

I am in California and wish to invest out of state.



My ongoing goal is cash flow, the simple reason being that I wish to get to a place where I can leave my current employment and have more time for investing.



I am looking for suggestions on areas and/or investments.

    I am looking to build a base of income from cash flow...I just bought some new builds in NC and am working on some other things.

    I am wondering if it is worth it to sell some properties in order to pay off existing seconds on the remaining properties?

    just a thought...

    the buy price of the property value as 200k, first mort with a conventional lender and have her carry the remaining 40k as a second.

    in contract, specify that seller agrees to pay for all points, closing costs, attorny fees, points and repairs to the home Not to exceed 40k

    or

    send a check of 40k to the buyer to cover the above expenses.

    then after closing give her 2k for cooperating and off you go.
