    1. Is the house worth the 355K today?
    2. Will he pay enough in rent to make it cash flow for you?
    3. Will he guarantee to buy it back, paying all closing costs or do you end up paying costs along the line? Is he in effect offering to sell to you and rent back as a NNN lease?
    4. If he sells it to you, how does he sell it later?
    5. If he really needs you, he should split profit (in my opinion).
    6. No matter how much you trust him, get a contract verified by an attorney.
