It's an older home, but completely remodeled - separated into 4 units and a store front. Purchase price down to $140k. Gross rent says $19k. Util paid by tennants. Prop tx $3200/yr. Would finance $125k for 30 yrs at 7.5%. Good rental history. What do you think?
So, you would pay the difference up front in 140 and 125k?
$1583 a month and could estimate PITI at roughly $1200-1400, that's less than $100 a unit, I wouldn't do it but depends on your area, how long you plan on keeping it, etc.
