Need Help With Rehab Tax Strategy

The last house I bought, renovated and sold with my business partner proved to me that I need to get a little more creative on the next one.

Me and a buddy want to do rehabs however, we have no real desire to hold them for long periods of time. We just want to fix them up, and get rid of them. In my area, the houses we're looking at in the neighborhoods with the prices we can pay, do not lend themselves to good rental properties because the type of people we'd get into them will just tear them up.

Given that, we are trying to avoid being hit so hard on taxes. Do you have suggestions?? S-Corp, or something else??
