Need Help With Out-of-state Deals
I live in SoCal and I've found a deal that seems VERY INTERESTING in Dallas, TX. However, I don't have any connections in the area. I'm sure that I can find the professionals I need (inspector, etc.) in the yellow pages, online, or elsewhere. I know that I can communicate via fax, email, and phone. But, I'm still wary of not seeing the property myself.
I'd love to hear how those of you who invest out-of-state get comfortable doing deals, "sight unseen."
Bottom line? Do I need to get on a plane?
I am in the same situation, I need someone to inspect etc. a property in Canton, GA. I live in Washington state and commting would be a bit of a problem, I would like to sign papers this week if I can get someone in there, let me know.

have you considered using a local "buyers agent" and negotiating their fee ? Since you are bringing them business, you might be able to negotiate a lower than usual fee and request that they send you a digital picture. Of course a local agent would have all of the affiliations that you would need (house inspector, title company, etc)
Or you could contact a local REIA group to see if you can contact a local birddog. Of course your contract would be structured to protect your interest. Or if you need a partner maybe the local REIA group can put you in touch with someone local that is reputable.
