Need Help With MH Park Issues
I recently inherited an old mobile home park that my grandparents owned and ran for several years. I am considering getting the park up and running again and was wondering what are some of the issues that need to be covered. The park has been shut down for 10 years or so and will need a lot of landscaping and other work. I know all the pads will need to be repaved, I will need to check the water/sewer connections, but what are somne other concerns? Are there any good books out there?

This factor is all dependent upon park location (city or county).
I would suggest checking with city and county planning and zoning office for any compliance issues.
Many years ago I purchased a small park for a song and dance at first, but ran into a big problem when the lagoon was placed illegally and the sewage ran off onto a farmers land and got fined by the state and had to replace with a recycling unit all said and done cost 25k.
Only paid $3,500 for the park, but with the extra 25k caused me to cringe.
Did resale for 79k in a year turned out ok but was an unexpected expense so be sure to have the county or city folks take a look at it for any problems.

You will have to check with the city on the requirements as mentioned above. The only problem I foresee is that due to the fact it has been vacant for so long, they may make you adhere to the existing fire codes and building codes.
The city may or may not know that the park is vacant. They probably do but you never know. I would call the city and just ask them to see the current "Inspection File" and if they have any records on it...
If they dont show it vacant, you would be better off to just clean it up and try to re-open and see what happens. If you go to the city and tell them it has been vacant for 10 years, you could be opening up a can of worms... Let them tell you everything..
