Need Help With Door Knocking

Hi. i am new to this forum but not to real estate investing.

i have been cold calling lots of homes in foreclosure.

How and WHAT do you say to the person who answers the door? icant get past the first two minutes without them saying everything's fine


what does everybody else say? thanks!!!!!

    I don't go door knocking, but the thing that comes to mind would be something like,

    "I'm sorry, I must have read the notice at the courthouse wrong. Well, if you would, take a few of my business cards. If you're interested in selling later, please call and if you know of anyone else wanting to sell, ask them to call. I give XXX dollars to anyone that finds me a property that I close on. Thanks"

    I don't know of a way to force yourself into the house. This way gets your name in front of them and possibly, regardless of their situation, gets you more word of mouth business.

    I seem to get the same thing when I do phone calls. After my first sentence they're all like, "it's been taken care of". Has it really or are they just brushing me off?

    well, i feel it is more like a brush off. because whenever i go see a house, i check with the trustee that day or the day before to make sure the house is still in foreclosure.

    so i know the people are lying and are in denial.

    i just dont know how to get around that.

    When I get the response "it is already taken care of", my repsonse to them is:

    "That is great, and I am glad for you. Just out of curiousity, how did you repair the sitaution?"

    I ask them this to see if they are blowing smoke up me, and should I continue to market to them. If they give me a sound answer, I do give them a congratulations, and move on to the next.
