Need Help With A Title Problem

I found a rehab deal where the numbers definitely work, but the seller has had a Title problem for a long time.

I put him under contract for 6 months and am hoping I can find a solution that doesnt cost too much or take too long. Before I get a bunch of lawyers involved I hoped maybe someone might suggest something.

Seller's Mom died and left the house to 5 kids. Some of them died and the fractions passed down. He got Quit Claims from some of them. BUT one or two pieces are owned by the estate of deceased people. At least one husband is not cooperating and putting wife's estate in probate. He is in California.

Do I have to encourage him and pay for his probate? any other way?

How long would this probate take? Cost?

Is there a Quiet Title or other procedure?

    Welcome on board this board, I would think that you are looking at Quite Title, from my experience it usually takes a while and the cost of doing it is relative to what you feel you can get for the property.

    Kinda hard to advise you since I am not familar with the probate laws of the State of California. To be safe, I would speak to an attorney who handles those kinda cases. Sorry.
