Need Help Title Searching
can anyone recomend any good books or schooling in NJ or online on how to do title searches the right way i like to bid at foreclosure auctions and tax sales and think it woud be a good thing to know
I recently went to a tax deed sale that had around 1000 properties being auctioned and couldnt find a title company to do any searches they were just to busy so i did some searches myself but it was very confusing trying to decipher what was paid of and what was not.
sure is a lot to know irs liens, state liens, municpal liens, taxes, 1st mortgages, 2nd etc., home equity lines, judgements, child support, bankruptcy, lis pendens, homeowner assocation liens, and on and on too bad they cant just list how much is owed total. thanks for your help
Go to your local tax sale... Wait untill after the sale. The crowd should thin out. There should be small crowds of people putting together deals after the sale. These are the contacts you want to make. Look for people exchanging cards. One of them will be glad to guide you in the right direction.
Also, you will be suprised at how much the local clerks know. Research is usually done at the county clerks office. Good luck!!!

Remember this info will need to be fine tuned to your particular state and county even though the basic idea of title searching is the same everywhere.
