Need Help Getting Started!!!

I am a new investor in Nashville, Tennessee. My main problem is that I am currently a student and don't have a job. However, I do have a mentor that's willing to help lend me some money to fix up the houses so that I can make a profit. I have tried to get every type of loan I have heard of and it won't work because I need to show some kind of income. I have located multiple properties to make me a profit but I have failed to get the loans that I need. I need help.

    Try flipping your deals to generate some income. You don't need financing for that.

    What kind of profits have you found to produce a profit and how are you so sure?

    Quick money without loans is going to come from lease-options, bird-dogging, and wholesaling. These are easy, quick ways to make some money without looking for loans.

    hey dawg,

    you dont need a job for creative real estate investing. you sometimes dont need any money at all.... well okay maybe you need some like $10 and some to get some lunch but really not a whole lot is really needed. you can bird dog for you mentor person and turn the deals over to him and let him do the work while all you do is find those puppies, get some comps, figures and maybe a title search and hand them over for him to close on it for a fee.

    consider yourself very lucky... er should i say blessed that you have a mentor when starting out so he can show you all the ropes and stuff. i'm still all alone here and dont know anyone within a 25 mile radius that invests. i'm working on my first deal that hopefully will all come to light when i get to see the house and talk to the seller more. Its very interesting and fun. More importantly i hope that i can get JohnyLocke's book before i have to see him thursday so i can read up on it.

    find some creative ways to flip those properties,, you shouldnt have to really get a lone if your trying to be creative. think about it more and do some more homework as to the education of creative real estate investing. Believe me, i'm right there with you, i'm only 21.

    Don't be afraid to accept the creative real estate investing for the first 10 deals does not require any loans.
