Need Help Finding Owner Of Potential Rehab!!!!!!

I have had my eye on a house that was burned out probably over a year ago, I am having NO LUCK finding the owner, my county website list the owner as residing at the address still, I have sent letters to the address hoping they would forward them but have gotten no response. The house is just sitting there, with big burned out holes in the roof and it has been mostly stripped to the studs. The taxes were paid on it last year but have not been paid yet this year. There is a note in the mailbox that says vacant, I have searched everywhere to find the owner listed on the counties website to no avail. My thought is that it was paid off as a loss by the insurance company and maybe they own it now???? Any ideas as to how I can find out who owns this property now and buy this sucker???? Any help is appreciated.

    Have you talked to the neighbors? You may also call all the people in the phonebook with the last name unless it is Smith or Jones etc, someone may be kin to them. There are some skiptrace sites that can help locate them for a fee.

    Ask the neighbors....bet you an insurance company ownes it now. or he does free and clear because of the ins money. ask the neighbors.

    Regardless of who owns it someone has to be on title at the courthouse. YOu could go and look at the deeds and see who the lien holders are or were. COntact them and see if the they know where the current owner is.
    Send a letter by mail, the post office may forward it for you.
    Check and see if the taxes are current on it. That would mean that someone is interested in the property.

    Tried all of that except putting a sign in the yard, What would the sign say???? Also I llooked at the county assessors office records, isnt that the same as what I would find if I went to the courthouse physically???/

    Can you check your county clerk's records online? If so, enter the prior owners name under grantor and grantee and see what you come up with. You may see a W/D there.

    Also, if the homeowner was still mortgaged, the mortgage company may own the property.

    make the sign the same size as a for-sale sign with just your name and number. this will imply its for-sale without saying it. hopefully the owner calls you and asks about the sign or someone who knows the owner will call you or the owner. desperate times calls for desperate measures. its worth a shot...you can always take it down.

    All good ideas and I will try the sign thing if I dont find another avenue soon, Anyone know how I would find a record of Mortgage or Insurance payout???? Those should have owners current info shouldnt they?

    The house was probably burned out after it became vacant. Not unusual. If the owners address at the tax office is the same as the house it is most likely the owner is deceased. In that case, or for most other reasons, it is easiest to simply call your lawyer and have him find out who the heirs are or whatever. I have done this a couple of times and my lawyer doesn't even charge me. He knows he will get paid if I buy or I'll be using him again for another property if this doesn't work out.
