Need Help Asap!!!!
Bird dog deal to investor,i think he is backing out on are verbal agreement. I need to know what will happen if i pulled deal from him and placed it with another www.investor.The contract was sighned and we are just waiting for the clear www.title.My client will do any thing i ask !!!! 
There are no binding oral agreements in real estate except leases. I would be nice and ask if he/she intends to close they will need to sign an assignment agreement and put up earnest money. If you decide to let another investor have the deal it would be polite to let the first investor know before hand.
