Need Encouragement On First Subto Call

I sent out letters Thursday and Friday and I had a caller leave a message on my voicemail wanting to ask questions about the letter and such. The one I used was the one from this site under freebies. I have to say i am so nervous I will say the wrong thing or not say what I need. Can anyone help me get over my nerves a little. I just need some encouragement. I have been reading these forums for about 3 weeks and feel pretty comfortable but the first one is always the hardest.

After I posted this I got to looking at it and it looks to be a commercial property. Should I go this route or just stick to houses? I don't really know that much about the Commercial aspect.[ Edited by kellyntx on Date 03/08/2004 ]

    if you are brand spaking new to this business, pass the deal on to someone who knows commercial properties. You can lose a whole lot in the commercial business, lesson you don't have to learn yet. I would stick to houses until you get your system down pat.

    Thanks bunches. I guess I could ask for a bird dog fee. I thought I only sent them to the residential not commercial. Well that was one that got through the cracks.

    WOW... I used that same letter hundreds of times and received no responses at all. I then sent out post cards and received no responses that were positive.

    I stopped sending anything out for the past 4 months and have pondering my next move.

    I use a modified version of $Cash$'s free one on this site. I send out about 500/month. I usually get about 3 calls from them over the month. It yields much less than the paper, but also costs a lot less. I'd do this first, then go to the paper. It's taken about 4 months, but the calls are starting to come in at a steady rate. Don't give up.
    I remember the first time I talked with my first seller. I was SO nervous I was shaking the entire time. We talked for almost an hour, mostly about nothing. It was NOT a waste of time. I didn't get any deal out of it, but I learned a lot about talking to people. I think that's what most of us smart people who do real estate lack .
    About being nervous when you call them... Get this in your mind... You DO NOT need this deal. You may want it, but you certainly do not need it. You will not get this deal . That way you have no expectations...no pressure on yourself.
    This one is practice. Give youreself a break, treat this one as practice and I guarantee it will seem a lot easier.
    Remember, it is a lot easier to talk on the phone than meet with them...BABY STEPS. You'll get there.

    Well said samedwin. I agree that if you have the mindset that the first 10 appts are throwaways just for practice, you'll relax and learn.

    I had that attitude and ended up signing most of the deals up just because people said I was friendly, nonconfrontational and didn't use a lot of big words. Not that I know any to use anyway.

    Thanks Sam and everyone else. I am a people person and I think I have that on my side. Also, I have been where they are at one point in my life and I can relate, I think that goes a long way. I think I will call him tomorrow just to get the practice in and like I said, maybe birddog it to someone else for a profit. I am getting so interested in this. I can't wait to get my feet wet.

    I think I will take your advice though and treat it like I won't get it. It is funny I can get up in front of hundreds of people and sing but I can't make one phone call.

    Kelly: You were so nice to email back and forth with me about getting started. I just had my first call after having sent out only about 75 letters total. Not too nervous - I talk to people all day long for a living. She was easy to talk to, and like you, I had a bankruptcy in my past (when I was a kid), so bringing that up seemed to help. She wants to chat with a lawyer first (not sure how I feel about that one!), but can I blame her? I wonder how this will go... Good luck! Let's have fun making some money (and helping some folks get some of their equity back)!
