Need Advice “how To Buy Properties In Other States”

How do I go about buying properties from other states?

Is this the correct way?

Find a motivated distressed seller. Discuss the deal over the phone.

Travel to the state and meet the homeowner (distressed)

Or

Located a realtor in that area and contact that the realtor and asked the realtor to pull up comps and take pictures of the house (plus discuss a fee you would pay her)

Setup an airborne account so I can send my contracts to the seller and the realtor

Find an end buyer (investor)

Network

    If you get a property under contract and your ready to move forward find and call a title company who will work with you.

    Ask them if they can accomidate what you're wanting to accomplish and that you live out of state.

    You'll probably do all your paperwork through the mail.

    So find and talk with Title Companies and/or attorneys and find one who will close your deals in that state.
