need a titile company/RE lawyer in Kansas City that performs double closings?
I live in the Kansas City area and I'm having trouble finding a title company or lawyer that's experienced in double closings. The majority of title companies I have spoken with tell me that flip transactions are a sticky situation and they don't deal with them. If someone in my area has any advice as to a good title company or lawyer I would greatly appreciate it. Thanks, Matt 
First of all, clean up the words. No no not double escrow etc. The correct term is:
"Conduit Agency" One of our ex presidents from Texas married to Lady Bird was very very good at this. Not as good as old John Kennedy the dearly departed presidents father but not bad...
In Calif. I when faced with this problem, Open Escrow on original transaction and then at another escrow company begin the next phase. Or if complete control I open the second escrow myself as I am a lic. REB and as such am allowed. Of course I never appear as a principal only part of the conduit. Now is'nt that fun?

Years ago we had an organization of like souls which was designated "The Forty Thieves" They monopolized most of the Foreclosure Sales. Designated Buyer would bid and nobody else overbid, then we all went next door to a cafe and started the bidding again. Only this time all the money went to the participants instead of the Trustor or Trustee. Even more fun. Of course as all good things must it came to an end when the President of Mortgage Refinance Corp. by name Zimerman welched on a handshake agreement and it all fell apart. Title Insurance and Trust Co. big in them days, acting as Trustee conducting sales breathed a sigh of relief. Of course their best employee, John Stuart then quit and became an independent Trustee and the world took another turn. Cheers Lufos
I don't know if you have found a title company yet, but Parkway Title in KC can help. If they say the can't help with your situation, please let me know. They can, but they just want a solified realtionship before they give info out. Just see my profile and e-mail me if you still need this.
How is the Real Estate Investing market going in KC, MO? I am wanting to move back there sometime but am unsure of how the market is going.
