Need 20k, 40%LTV
I'm looking for some fast cash on a rehab. I already own the house but I need $20,000 to get it rehabbed. I have a recent appraisal for $51,000 done by a Hard Money Lender. We need the money NOW, but I can wait as long as 10 days. I'm in Texas.

The fastest way would be equity line of credit. If you are looking to sell the house you can sell it in the condition it is in and discount the amount of the repairs. Traditional Refinancing and getting a loan will take at a minimum 30 days. There are private sources out ther that would be willing to do it though, try your local paper and look for money to loan ads.
