This is a multi-million dollar deal. All other fees are in the loan. I am fully aware that if I could put them in the funding of the loan I would not need an investor. I cannot put them into the loan and that is the reason I need an investor. This is a great opportunity for an investor to get a strong return on the $15,000. U-Prosper is a good site, but takes a few weeks to get funds. Funding that amount via Credit Card or Personal line of Credit is the way to go.
An investor does not really want to fund $15K and make 12-15% for 1 month. The amount would only be $150-200.

What the name of the point-to-point lending site? I think they go to 15K.

Loans from individuals to individuals. I have never checked it out but have heard good things.

Prosper is probably your cheapest option. Check them out - I bet you can get the money there.

Are the properties under contract? If so, when do you need to close?
