Need 1 Solid No Money Method

I have been using hard money fund my deals . Very expensive but no money out of my pocket. They even cover the interest payments for 4 months.

I know there has to be a better way to do rehabs without any money. I have just stuck with this method because it has worked.

    It takes money to make money in the rehab business.

    Hard money is a great source if you plan to sale the property, but does indeed limit profits.

    Hard money is bad if you plan to hold the property.

    I would suggest that you look into rehab funding at a more local level such as city & county levels. Many have low interest loans and some even have grants available!

    I agree with John...even if you get owners to owner finance the whole purchase price, with no down payment, and no terms, and no interest with the lump sum purchase price due when you retail the repaired property, you still need your cash, private cash, or hard money cash to fix that property up, and hold it while you are fixing it and marketing it for retail sale. No way around that.

    I do know of ways to retail the property to end buyers with no money down on the sell side while you still profit handsomely, but I think you were asking about the buy side.
