National Investor's Institute
OK- I just went to my local REI Club meeting tonight and there was a group called National Investor's Institute there to present. They propose to find you deals with little or no risk for some sort of membership fee. I am doing my due diligence on that as I type this...
Anyone heard of this group? They are based out of Salt Lake City, UT...
Also, anyone ever heard of National Real Estate Funding LLC out of El Dorado Hills, CA? Their leader endorsed the latest deal from the National Investor's Institute...
Anyone.... Anyone...... Bueller.....
I wonder if this is the group that operates out of "Superior" in salt lake.

Look this is simple. Any company that claims they are going to get you a better than market deal is lying to you. If they had a better than market deal they would do it themselves. They are collecting your members fee and making their money on getting lots of members sometimes they also provide some services most of the time those services can be acquired elsewhere-- often at a much lower price. Some few members will do really well (probably they would have done so even outside the group) and the group/instititue/company will talk a lot about them. Most members will do nothing-- just like in the population as a whole.
The only way to get better than market deals is to find an inefficient market. That means nobody with a computer program, a room full of people listening to them, or a television comercial. That means shoeleather or some version thereof. It means talking to people one -on-one or in a small group. It means listening. It means thinking creatively. It means finding a niche and becoming the best in the world at that niche. You cannot by that kind of expertise off the shelf. You can only build it yourself.

Commericalking- thanks for the feedback. Trouble is, that is all I have done - is talking - I need a deal or two, and I am convinced that new construction and development is the place to play.... You're right though- they are bascially realtors for investors that find deals nationwide. They charge @ 3% to find the deals and then tell you that you will make tons of dough... Believe me, I am very suspicious.... we'll see. I gotta read more in this forum.
