with cheap apt financing being available why risk a 3 yr seller carry back. Since this is under a HUD contract, there might be even more financing options.

i wouldnt consider more than a 4 plex on the first property. but if u want to check things out, use loopnet
40-plex is a pretty big commitment. As for title./escrow I would go w/ one of the big names I would have a broker/agent represent you, esp. is the selling side is participating. Depending on how much renovation you want to have to do, a preforwclosure/REO might be a good deal.
