My First Ad For Tenant Buyers

My first ad hits the paper tomorrow, runs every Saturday & Sunday for 5 weeks. Here was the ad:

Owner Financing
866-999-9999
24 Hour Msg

I will let everyone know how the results shape up for this ad in this area.

    First day - 3 calls, 2 messages, both prospective tenant buyers that I added to my list. Will keep everyone updated.

    Yes, I have one currently, but also looking to build a buyers list.

    P.S. Both callers were looking for a 3 bedroom, I have only a 2, so will need to try and find something that meets their needs.

    Update - 3/7 - Received 20 total calls for this weekend from the ad above, 6 were decent L/O prospects, 1 has no option fee, and 1 investor looking for rentals. Just thought I would share some results from this type of ad. Hope this helps folks.

    Wow, that's a great response, I posted an ad Rent to own, no qualifying needed, phone and website, 2 weeks in a row and never got a call. Because I don't actually have a property they would only let me place it under RE services, maybe that's why.

    I have heard of other papers doing this, mine made me list a city, but that was it. Check the other listings, see if someone else got creative with an ad that might let you do the same to list under "For Rent" or "For Sale". I beleive sometimes it's probably just which person answers the phone in the ad department as well!

    I haven't posted one yet but I think I will try also to go ahead and build my buyers list as well. I like you ad. That is a lot of calls for the weekend. Good luck with it.

    Property purchase was for 69,900, appraised at 72,000 - I am asking for 3-5% of the appreciated value at the end of the 24 month L/O - 78k is the appreciated value (5% appreciation). (have someone interested with 3k as option fee w/$750 monthly rent) Mind you, none of this was in the ad, but some of the details were on the toll free number they called, and I went into the full details once we we spoke on the phone. Hope that helps.

    Yes, it is a recording, through an online 800 service. It thanks them for their interest in our rent-to-own programs, and gives them a snapshot on the program, option payment, rent credits) I then highlight the "featured property of the week" which is whatever house I have ready to occupy, and then ask for them to leave their info including what they are lookign for, number of bedrooms, rent etc. Most simply leave their name and number, then I call and screen them. I did have some drive by the featured property.
