Multiple Listing Service
I am in Volusia County , trying to find an investment property. Specifically an oceanfront condo. the problem is , The real estate magazines ( which there are many ) do not hit the streets until 2 -4 weeks after these properties are already listed on the MLS. As a result ,all of the best deals are alreday picked clean by the time I get to see them in the magazines. I dont mind dealing with a real estate broker ,, but when I do .I am still dependent upon them to be "on their toes" and keeping a close look at what I want to buy otherwise I still wind up missing the best deals as I am always a few days late in getting these listings . Is it possible for an person who is NOT a licenesed real estate person to have access to the Florida MLS by subscriptionor otherwise .or must I continue to rely on slow moving real estate professionals to find the best deals. I realize there are many other ways to "unearth" motivated sellers and I also realize that lots of times the listing agents contact their own regular "buyers" the moment these good deals show up but id be satisfied just being able to see what the MLS has to offer as soon as they become available and do not mind paying for this previledge if it is available to me .. Can anyone advise on this subject ?. Thanks alot . Dave
The public access MLS nationwide is www.realtor.com. Select the state, then the city. The nationwide MLS info is received from the regional offices within each state.
Call the local board of realtor office. The regional MLS within each state has their own public access MLS. The local access also has that you can view more than 1 photo on the property if the agent entered more than 1 photo.
The public access MLS will not have confidential seller info or market info. It does have photo, description, address.

Dave- I understand your fustration. I think you will have better results if you interview several agents to find some one who understands your goals and what you are looking for. www.Realtor.com and other websites are not real time. They are fairly close ( couple hours or more lag time) MLS is the most accurate, but not real-time accessible to the public. I am a Real Estate Consultant in California. If I was in your area, I would love to help you find that needle in a haystack. I belong to a network organization and can give you some names of agents you might want to work with in your area. (agents who are ethical and believe in giving outstanding customer service). The idea is to find some one you like, who understand you. then work with them exclusively- consider them part of your team- You will then be one of their "regular" buyers you mentioned.
