Regaining Title To Moblie Home After Nonpayment.
I am thinking about buying mobile homes, then sell them and take back the note.
If they do not make their payments, I am wondering how difficult it is to evict them and then changing your name from lein holder back to title holder. I am thinking it might be easier than doing a foreclosure and hopefully even easier than evicting a tenant.
Maybe like a car repo
I would imagine it differs by state and perhaps even county. I am located in Florida
Anyone who knows please speak up.

In Ohio you file the eviction, then, since you retain title, you go back to the title office, and the'll flip it back to you. Not real difficult. You don't need to buy a course for that. Contact your Motor Vehicle or Title office for specific details in your area. They will tell you step by step. Or spend an afternoon w/ a MH Dealer, or MH lender.
Good Luck,

Thank Shawn,
I was just testing the guy.
I see now either he or the MODS deleted his post.
While I have not dealt in mobile homes, when I was in small claims court evicting a tenant, one of the cases before me was reclaiming property. It seemed very similar.
I imaginve different states would handle things differently, but as far as NC, it appears to be handled in small claims

Thank you 64 Ford.
Perhaps someone who has done this in FL could respond.
I have spent literally hours on the State of FL website and have been unable to find the step by step directions.
MrMike,
Here is a link I found for you:
http://www.hsmv.state.fl.us/html/quickfind.html
Just type in Mobile Homes and a ton of info comes up.
Hope this helps
