Good Book?
I am a smalll invester with 7 duplexes, all local and I do my own management. I have put 20% down on everything and pulled equity out of a few to buy others.
I would like to pumb up my understanding of the investing business and am looking for a solid course or book. Any thoughts.
My favorite is Timing the Real Estate Market by Craig Hall.

There is a GREAT new book out called "Make more money investing in Multiunits" by Gregory D. Warr. It is a step-by-Step Guide to profiting from Apartment Buildings! It is the absolute best book I have read on this subject.
I have bought the book "Timing the realestate market "by Hall and I am loving it. The myths that he speaks of are very helpful thanks again.
good free ideas on ****This URL Not allowed****.com of what people are asking. You can allways look it up at the recorder to see where it went. you might try smoozing w/ a local commercial broker as well, they have been pretty friendly up in my area..
A newbie question for you all, what is CAP rate?

Cap Rate = Capitalization Rate (Net Operating Income/Sales Price=cap rate) is the rate used by buyers to determine the value of income producing properties.
To find cap rates for different types of properties, check some commercial listing services, or check with local COMMERCIAL brokers.

The Net Operating Income (NOI) does NOT include the mortgage payment .

What kind of business are you looking at. The less desirable the business the higher the cap rate would need to be.
