No land in florida is a bad investment, it just a matter of how long it will take to realize your profit. who told you that and what were thier reasons? i will probably be looking for some land in that area also.
unless there is a specific problem with the land itself, i would agree that no land investment in florida is bad. ormond, just south of there, continues to increase nearly 20% year in mean housing price. Flagler may behind a little, but it still will be a good investment eventually. look at Palm coast, even closer to flagler, there prices are begining to rise fairly quickly already as well. give it time.

sale of this 10,000 acre farming tract around 1970. The developer did not
install the necessary infrastructure as required to serve this development.
In 1971, the Florida Legislature established the Flagler Estates Road and
Water Control District. By assessment to each property, revenue was
generated to install portions of the necessary infrastructure. These
improvements have been limited to Units I, II and III lying in St. Johns
County (north of Division Street). The District assessments in Flagler
County are being phased out by Legislative action. The Legislature found
that it is unfair to levy assessments because Flagler County owners cannot
feasibly build on their property. District assessments have been lowered by
20% per year and are scheduled to be eliminated by January 1, 2004. No
facilities or services are available, or scheduled to become available, for
the captioned property. Much of the property is low lying and subject to
periodic inundation. The streets are not dedicated to the public nor are
they deeded to a private or public maintenance entity. Because of the above

JOHN`S BOUNDRY LINE WITHOUT FLAGLER COUNTY TAKING NOTICE/ AND ST JOHN`S SIDE IS DEVELOPING , A LOT SELLS FOR IN EXCESS OF 20,000 DOLLARS. I KNOW SOMEBODY WHO JUST BOUGHT 2 LOTS SIDE BY SIDE FOR 55,000 AS A HORSE RANCH
Your friend CANNOT use any lots in the Flagler County parts of Flagler Estates as it is NOT permitted unless Flagler County changed it's decisions in the last 2 weeks.
The price of the lots do not matter if the county does not permit use.
he bought on the st. john side. but what i am saying if you look at the map i can`t imagine development will stop at the st john county line. wishful thinking on my part maybe.
