Multi-family Comps

Are there any web sites out there that provide comps for multi-family property?

    Contact your local Multi-family commercial brokerages. It is their job to collect this info and share with potential clients like yourself.

    A good broker can be your best friend in this arena. Sometimes in our market you will find comps on the residential MLS, but you still need an agent to dig for you.

    If you still want to go it alone, contact a title company or recorders office, they can data-mine all recent sales data for you (if it has been recorded in their database and you are a disclosure state)

    Again, your commercial broker has done this homework already, he will also fill you in on industry trends, rents, new developments that will become your competition and the kicker, his pocket listings! All spells success and money to you. And he may even take you out to lunch!

    PS. I am not a realtor / broker, I have just found them invaluable in this industry. Contact and talk to them all, befriend the most profession and honest ones.

    Add taxes and insurance to that 20-25%...

    I would be Leary of a pre-construction on these market conditions and given the inventory in FL.
