More Cost Effective To Replace Pane Or Get New Windows?
I have a rental home where three window panes were broken. Home built in 1981, and windows are the old black metal frame single pane windows. I wanted to just replace the pane, and a contractor will charge around $45.00 in labor plus the cost of the pane and other materials. I'm currently trying to get a ssection 8 tenant in the property, and awaiting inspection, and is concerned about high heating bills. Don't have a lot of cash to put into this, but what would you suggest as an alternative solution. Any comment is appreciated.
It certainly should be cheaper to replace the panes than to replace the window. If you have the time, you could replace them yourself quiet easily. It may not look quite as good as the pros but no one else will ever notice. Simply take out the broken pieces and then measure the size of the opening . Go to Home Depot and they will fix you up with the materials and tell you how to do it. After you do one you will see how easy it is.
Replace the pain yourself the section 8 person can probably get energy assistance to help pay to heat the place. Then as you can afford it replace the windows if needed.New windows can add up the cost but can add to the resale value.

Thank you Ed and Davmille for your responses. I did get the panes changed, not quite ready to do it myself yet.
This was ideal time for you to try.
If you screw it up you just break the glass and no one knows .You had to call the repairman anyway .
If you are successful you save a $. service call
