To all my fellow Moderators:
I am going to devote my time to a new project, which will not afford me the time to spend Moderating, so I will be informing Joel that I appreciate the opportunity to help out on his board and thank him for asking me.

I personally am really going to miss you John. I have found you to be a grand gentlman and to have a presence that is larger than life on these forums.

Being a salesman first and foremost it was a matter of presenting my case by answering questions before they became objections.
We really already know what they are going to say before they say it, as there are just so many objections they can come up with.
Too much profit, too quick, etc., I have a little flip chart I use showing a couple in distress, then a picture of a bad ass sheriff with sunglasses and a mean look, then a picture of a lock smith. Finally a couple sitting on the curb with their children surrounded by crappy looking boxes holding what is left of their life.
Mr. Righteous, what do you do to help these folks? Do you offer to bring their loan current? Do you offer them a fresh start with the money to do so? Do you purchase food for them if need be? Exactly what is it you do, besides blaming investors for these folks problems?
Well you get the picture, in other words throw the problem on the Righteous ones and see how they would solve these problems. We do by being creative investors in helping folks.
