You have the right idea and yes it is that simple. I probably would try to sell without the fix up first though and I set my mo. pmt to the local apartment rents for the same set up. ie. 3bd. 2ba. apartment goes for 650/mo. I market mine for 300/mo.+ lot pmt.=650.
