park doesnt want rentals - help

i have a deal i am working on and the homeowner let me know that the manager will not allow rentals in her park. does this mean that if i buy her home and then want to seller finance it to a new buyer that the park manager will see this as a "rental"? my homeowner told me that she tried to owner finance and the park manager told her that was like renting--- is this a typical way they look at it? or would my doing seller financing be different because i am a company and she is an individual? i guess the issue is that it is owner financing as opposed to a third party?? please help -- how do park managers look at this? should i approach the park manager and ask her or should i avoid asking her bc she will just say no and better to not ask. thx for your help!

    In the end if the park manager has to approve your tenant. There is no point in trying to hide intentions. I'd try to explain exactly what I was doing to the pm. I'd make sure I let them know that if the buyer is a bum I'm personally guaranteeing that the lot rent will be paid by myself (I'll put it in writing). After going through all that if the park manager says no then move your business else where.

    To avoid this type of thing in future call all the parks ahead of time and ask do you allow people to rent their mobiles out? All they can say is yes or no. There are many parks that play ball on this.[ Edited by Future-Multi-millionaire on Date 06/04/2003 ]

    I love these people when they try to impose the "I am boss hear me whine" attitude. All they want to know is that they bought the mobile. Make sure the name on the title is the buyer and the lienholder is a company name and they will have to shut up. Whether a private investor (a company name) is financing or a group of private investors (a company name) is financing doesnt matter. the rule was no renting, you have complied. If you would like to sell the note on it I will buy it at a discount and tell the park manager myself

    Believe it or not but some Park Managers will move your MH for FREE and give you 1-3 months free rent to fill their park. Ask around! I have done it a couple of times in So. FL. Good Luck-Herb
