You will go the the DMV and put the title in your buyers name with you or your company listed as lein holder or first secured party. I would also reccomend getting a Limmited Power of Attorney that allows you to sign the title "as if" you were the buyer in the case of a default. My state is not a title holding state som here in Michigan we have to do a special mailer with the state if we wish to have the title sent back to us once the names have been changed and taxes paid on the sale. As for the buyers skipping town in one month, you should get enough down where this would be a real stupid thing to do. Why would someone trash a place after one month if they have a couple of grand into the equation?

And in the unfortionate event that the buyer trashes the place and skips town after a month?

Could you outline the repo process and how one begins eviction? Does one come before the other, as in, must I evict then repo, or visa-versa?
Also, how foregiving are you with late/missed payments before you begin the repo/evicting process?
