How Can I Find Repos Before Dealers Get Them

i would like to buy a few repos directly from financial institutions and cut out the middleman. is this possible?

    In my experience, MOST bank-owned properties are listed with Realtors and put on the MLS system.

    If you form a relationship with a Realtor, first to receive a list of all MLS-listed bank-owned properties in your area, then on a daily basis ask for all new listings of similar properties, you will be doing what most wholesale dealers do.

    Then when you view the property you can make an offer at your price. Of course, proof of funds/financing is required to be submitted with your offer.

    The only way I have been able to get to the bank after foreclosure, but before listing, is when the foreclosing Lawyer will put me in touch with the lender immediately after the auction. In a few cases, we have bought an assignment from the lender, but most of the time we negotiate after the bank gets title.

    it is very difficult. If you have the ability to search document and there were hard or private money, it much more likely to find someone willing to sell.[ Edited by cjmazur on Date 10/17/2007 ]
