Have No Idea About MH. Is This A Deal?

Got a call from one of our mailings.
The house is a 1998 3bed 2bath DWMH. Doesn't need repairs. Owes 23k and is ready to walk.

Any suggestions??????

    Unlike RE, the finance co. probably would call the loan if anybody else tried to just take it over, subject to, or assuming it.

    Therefore, if it were me, I'd see if I could find a good buyer before I bought, and offer to finance that buyer with good credit, good down, good income...and if I couldn't find that buyer, I'd be the one to walk.

    No deal.

    First of all, if you're going to buy this thing, you should move it of the lot piece by piece and put it together on a REAL foundation to increase the value. A double wide is just as manufactured as a single wide; so, if I were going to buy this thing outright, I'd move it onto a permanent foundation.

    $23,000? These things drop in value like Honda Civics. I hope you plan to rent this out or option at a higher purchase price to someone with bad credit.

    Need more info.

    If the DWMH is installed on an owned lot and the lot is included in the price, it could be a great deal.

    If the DWMH needs to be moved, or is on a rental lot, or any lot with a significant mortgage, don't walk away, RUN.

    I'd absolutely advise anybody thinking of buying and MOVING a MH, of any size, to first price the move and re-set of that MH in its new contemplated location.

    While this is an area of wild, unreal speculation about how cheap & easy it is to move, re-set, etc. I"ve sure found that to be fictitious where I live....not cheap, not easy, laden with problems to be solved.
